:Most of the common Smart Technologies that I see when I'm out showing homes and doing the real estate gig are the ring doorbell or some various brand or the nest thermostat again any brand but those are the most common I believe,
Shelley:
:and there's a lot more out there than that and some of you may not even have considered some of this technology so we're going to chat,
Shelley:
:by integrating everything from home entertainment including music home theater climate control lighting blinds and security you can create personal experiences that make life easier,

:and that enhance your life and provide Comfort savings convenience and peace of mind.

:Cheerful other types of Smart Home Technology the brain systems like Amazon Apple Google I mean we've all well I know we don't but you know hey Alexa are.

:Exactly all those all those will basically be in the brains of the system they've gotten really good about,

:integrating so like most of these devices like ring and nest and whatever they've got their own little ecosystem but they also can be tied into Alexa or Siri or whatever Google,

:their thing is this Google's have a name I feel dumb now that I don't know I just always called voice commands I guess hey Google.
Shelley:

:You know they didn't they didn't Echoes the Amazon okay anyway moving on sorry.

:I just think we should name him computers we sound like Jean-Luc Picard computer.

:Do this anyway there are now several options to choose from new companies Born Into the space and legatees Legacy companies who lead the non-smart options now they're starting to get into the game.

:Right now it's kind of reminds me when smart phones first came out and there was this meme that was constant was smart phones dumb users.
Shelley:
:Well there you go.

:That's how I feel I by the way I people know I am a programmer and computer web developer in addition to in real estate I do all kinds of stuff with code I suck when it comes to phones tablets any of the things we're talking about here.
Shelley:
:You're great with a software in most of the hardware but some of it when people say hey can you fix my phone it's like no.
Edward:
:I can barely do that for my boy and it's not for lack of knowledge is I don't care I felt the least amount of that kind of stuff,

:you know the least amount of effort it takes to manage these types of things I try to get off but yeah most good news is most of the systems were talking about they're pretty much TurnKey these days.
Shelley:
:Yeah absolutely and they control everything from alarms cameras locks lighting garage doors blinds appliances I mean you little I Robot vacuum thing.
Edward:
:Well speaking of iRobot.

:Oh boy.

:It kind of reminds me of that that Will Smith movie.
Shelley:
:I wrote it was a Caldera.

:I Robot and it was actually extremely very very very Loosely based on Isaac asimov's novels,

:if they just stuck to the story would have been better not to nerd out here but it just kind of reminds me of the scene when Will Smith's grandma,

:got locked locked down when all the robots went nuts and it's like all this smart technology like the doors were locking the blinds or droppings like that whole building shut down its,

:the complete alarm systems from ADT and fast growing Simply Safe there are things Way Beyond security
Shelley:
:you know we kind of touched on a couple of them earlier but like automatic blinds we stayed in a hotel once where you could program it on the iPad that they had in the room and,
Shelley:
:you know the blackout drapes open but you know the shears stayed closed it was great there are sound systems so as you go from room to room the music will follow you or you can have different music in every room or the same in every room,
Shelley:
:lighting and basically anything you need to get up and turn on you can pretty much now get a smart version of it where you can control it from your phone or your tablet.
Edward:
:In related news obesity in America skyrockets.
Shelley:
:Oh my gosh.
Edward:
:Hey Alexa why am I so fat sorry gee Ed get your ass off the couch.
Shelley:
:The good news is there are a ton of options you can cherry pick from to find the ones that fit your needs best as a real estate agent there are a couple of things to consider though when you buy or sell a home with smart technology and stuff actor touching this topic,
Shelley:
:hence for the new owners to be able to utilize the smart technology like the video doorbell it needs to be set up in their name,
Shelley:
:the problem is,
Shelley:
:the seller sells their home you close on the home they move out of state they don't really care if you can set up your doorbell or not so if the new owner can only set it up up the old owner took their name off from it you got to get them to unregister.
Edward:
:Right or you get in a situation my mom recently sold her home and not to talk out of school here but my dad passed away about a year or so ago a little over a year ago and,
Edward:
:he was The Tech Guy,
Edward:
:he had some of the smart technology all over the house and when he passed between myself my mom and my sister we spent a good better part of week trying to figure out all the passwords and unlocking things in decoupling things from accounts.
Shelley:
:And your mother didn't know technology so she just see a bunch of blinking lights and she'd unplug things thinking there was something wrong and then.
Edward:
:And right about the time we got it all figured out she's older house matter and most of it there was only like one thing that stayed but that was a spray fire alarm system but,
Edward:
:anyhow so it could be something it's not just when people sell the house sometimes people die.
Shelley:
:Right or divorce I mean there's situation that could happen.
Edward:
:Or divorce or so it's like whenever the house gets sold like save my mom sold the house she couldn't pass on any really great information to the buyer regarding this technology so yeah get organized with this stuff.
Shelley:
:No absolutely and when transferring ownership now you know if you've got your 15 year old kid do it just realize they're moving out in probably three years so figure it out yourself because they're going to be gone but if you're transferring ownership of the home you're the buyer or the seller,
Shelley:
:I recommend there's a place at least in Florida contracts again we're talking about the State of Florida yours may be different,
Shelley:
:in the Florida contract there is a page place to page 11 in case you care where you can put in additional remarks like a few years ago you could ask for sellers to contribute to your closing cost don't bother asking now,
Shelley:
:because that's funny.
Edward:
:The good old days.
Shelley:
:Right but in those areas you could make notes that,
Shelley:
:the seller agrees to unregister any of the technology list them if you know everything that's in the house like the ring doorbell Nest Thermostat the sound system that's staying you put it in there the seller must,
Shelley:
:unregister those and provide proof that the work is done usually you're going to get a confirmation email or a screenshot that they can get showing that this has now been unregistered and they'll need to provide it so that,
Shelley:
:when you as the buyer would take over the house you now can set up all the technology in your name otherwise,
Shelley:
:that smart technology is pretty much just going to be a paper weight hanging on the side of your house.
Edward:
:Paperweight and that's kind of what happened when my mom's fry sprinkler system that's Miller's they contain that fire alarm system it's basically the person didn't want it it was paid for in full they didn't care they didn't want it because you had to be connected to Wi-Fi.
Shelley:
:Right it was a whole Zone situation so if one went off you'd know where it went off why it went.
Edward:
:It was impressive but the thing was is this this guy was really this what blew me away she's like I'm going to Snowbird I'm going to be a snowboard I don't want internet down here I don't really do the internet I can just do that from my phone I'm just like really.
Shelley:
:First off I can understand that.
Edward:
:It's like what languages are you speaking to me you don't want Wi-Fi,
Edward:
:but yeah so watch out for your smart Tech and again the best way you can do it I would imagine a lot of these folks,
Edward:
:you can't like the old Ron Popeil set it and forget it the little Showtime oven right rotisserie well as people do that with tech so it's like you and I have had conversations we've been married for four years now just this month,
Edward:
:yay for us and then they said it last any rate I just funny because we're not you know what spring chickens is that the expression so it's funny when we introduced ourselves we're meeting other people and they're like oh how long you been married like,
Edward:
:for years and they're like wait what.
Shelley:
:The other day said like 40 and I'm like well I'm only 58 now.
Edward:
:Well it could be.
Shelley:
:Married at 18 but no we're not smart spring chickens you're more like an old turkey.
Edward:
:I am so any rate.
Shelley:
:He couldn't deny.
Edward:
:Went down that road but even I mean we've you know we went through all the normal stuff married folks go through combining finances combining information you know doing.
Shelley:
:Checking and all yeah.
Edward:
:Getting getting all of our state in order I don't know your passwords and you don't know mine.
Shelley:
:No in frankly we don't know all of the accounts that the other one has let alone what the password would be.
Edward:
:Well not yet not bank accounts were talking about online.
Shelley:
:Online accounts and you know like I do all of our car insurance for example I don't even know other than you know at State Farm if you would know
Shelley:
:who are broker is or agent or how to contact them and so yeah we're personally taking on this challenge ourself to create a spreadsheet and put in all of them with a passwords.
Edward:
:Exactly or something there's lots of password managers out there you.
Shelley:
:Books if you're not a computer person you know if you don't really like spreadsheets you don't they've got all sorts of notebooks just get one.
Edward:
:There you go so all that being all that beans and all that good stuff being said let's go ahead and pop on over to the news.

:All right all kinds of stuff happened in the market snapshot.
Shelley:
:Woo let's hear it.

:Woohoo all right so interest rates always exciting the 30-year fixed-rate mortgage average 2.86 with an average .7 down,
Edward:
:significant o down significantly from last week's two point eight seven.
Shelley:
:I think that's a slight not a significant from 2.8 62.87.
Edward:
:Slightly wow reading is fundamental like going that math doesn't add up okay now so it's not down much but it's still below 3% that's that's the news a year ago averaged 2.99 however,
Edward:
:hang on kids the FED is discussing a cut and bond purchases later this year and if they do that with mortgage bonds the system would be pressured to raise mortgage rates as early as December of 21 or January of 22 so,
Edward:
:buckle up kids because I think rates are going up here sooner than we expected or hoped for I didn't expect anything when it comes to the government.
Shelley:
:Hi no yeah thank you.
Edward:
:Anyhow.
Shelley:
:Moving on property sales let's start Nationwide and then get a little more local as we go,
Shelley:
:the Nar again now a National Association of Realtors us according to them Us sales for homes climbed to percent higher in July,
Shelley:
:Prices rose 17.8 percent Nationwide I mean wowza and a positive sign for the for sale inventory grew 7.3%,
Shelley:
:so more people are putting homes on the market and buyers are slowing down a little bit.
Edward:
:Say yeah that's that's a combination of both really.
Shelley:
:Yeah an economist Yoon not sure who you know has but says that there's a chance that prices will level off as inventory continues to improve so and again we've talked about this on other shows I've had buyers I know other Realtors who have had buyers who just said you know what,
Shelley:
:give me three months give me six months let some of this nonsense get out of the works and and also I'm going to do a little injection here although this is news not commentary,
Shelley:
:sellers.
Edward:
:Because it doesn't stop the media TV sorry.
Shelley:
:New sellers are also before like let's say March or April or May of this year when you know things were just starting to go wacky,
Shelley:
:sellers were pricing at fair market value and people were bidding away up well now sellers are starting to price way up expecting people to still bid them way up,
Shelley:
:and that's also forcing homes to stay on the market a little longer sales are slowing down a little bit,
Shelley:
:now that was Nationwide Florida let's talk about that Florida's housing market median prices new listings rise in in July,
Shelley:
:Florida Realtors data the median price for single-family existing homes Rose 20.3 percent year over year,
Shelley:
:right to 355,000 and condos are up 20.5 percent,
Shelley:
:to 253,000 and we they say that Chief Economist O'Connor says.
Edward:
:Because they travel and tribes.
Shelley:
:Yes.
Edward:
:He's all Seinfeld joke sorry.
Shelley:
:Yes says July data shows signs of Florida's housing market is heading on a steady path toward normality,
Shelley:
:July new home sales let's chat about those those are up 1% as prices Skyrocket after a string of declines you know they couldn't get materials,
Shelley:
:so new home sales reverse Direction in July albeit only a little bit I mean up one percent that's not a.
Edward:
:Going the right direction.
Shelley:
:But going the right direction is going yeah it's like when you first start a diet you lose two pounds you're like wow only sixty seven more to go.
Edward:
:Hahaha.
Shelley:
:But you're happy with that first that's where we're at right now median new home sale prices Rose to 390,000 which is 8 over more than 18% year-over-year,
Shelley:
:on to the next topic land sales land sales are going going going up,
Shelley:
:in parts of Southwest Florida bacon resident lots are commanding record high prices with shortages of homes for sale,
Shelley:
:more buyers are choosing to purchase land so they can build what they want when they want which is resulting in some let's say eye-popping listing and sale prices for those vacant Lots.
Edward:
:Well we tried again nope can't get it just imagine that noise.
Shelley:
:A nice little pop he's trying to make a pop for those of you who well nobody can see it but me it's kind of an embarrassing effort though but try one more time.
Edward:
:Okay so on to the eviction moratorium 820 the appeals court refused to end the eviction moratorium,
Edward:
:realtor Associates lost their appeal to Halt the eviction band extended to October 3rd which make it like makes it likely that now they'll ask the Supreme Court to consider their case,
Edward:
:that was as of August 20th as of August 24th the US Supreme Court heard arguments both pro and con on whether the latest in fiction moratorium announced by the CDC should continue until it's set expire date on October third as a result,
Edward:
:some landlords are seeking an exit strategy during this band,
Edward:
:many smaller landlords are losing sleep doing their own repairs and some are even selling property which could further Dent the u.s. supply of affordable housing so essentially we'll just file this under the law of unintended consequences,
Edward:
:trying to help folks and then they're going to end up hurting more people who are looking for affordable homes.
Shelley:
:Absolutely and in our Market one we've or spent had a lack of affordable homes but even beyond that we have a lot of vacation rentals,
Shelley:
:and starting in.
Edward:
:Pad.
Shelley:
:Steven is early as March and April of this year I don't I don't do vacation rentals I don't do rentals of any sort but I've got contacts who do and I would call and say hey someone I know this customer mind they've got family members and like there's nothing,
Shelley:
:people who had had properties that they were using even for vacation rentals were concerned will what if a vacation or moves in and refuses to move out,
Shelley:
:and with record-high pricing for sales they're selling them to people who are moving down here so the people buying them aren't buying them they don't care about rental history they're not buying them as a rental they're buying them to move here,
Shelley:
:in our rental market is drying up both for annual and seasonal.
Edward:
:Exactly in in what's the other thing driving that I think you've mentioned it in past episodes as you having people who are like oh I have a rental property but I could either make a hundred thousand dollars profit over the next 10 years,
Edward:
:or I could make a hundred thousand dollars profit right now and not deal with having tenants.
Shelley:
:And then for the next 10 years invest that money in something else and make another twenty or Thirty or forty thousand dollars or whatever they're going to make with it so yeah.
Edward:
:So there's that and then you know a minor minor mini rant here just going to say there's record-high available jobs,
Edward:
:government still for giving away free money and people are don't get evicted here's a tip go get a couple jobs don't not to be heartless but I've been there working two and three jobs to keep myself from going broke so there's lots of jobs.
Shelley:
:Even when we first moved here and we're getting settled and you know we had the moving expense and other things going on,
Shelley:
:you were almost always working to plus your side hustle your freelance work so it one point I think he had three jobs in like Cole we've got to stop that and fortunately we got ourselves where we good.
Edward:
:And because we did that
Edward:
:and the thing is not putting anybody down but it's like they always put it out in the news this this you know these people who were just desperate and on the edge of there's also a lot of people I know personally a handful of people who are taking the free money and abusing the system so I'm just saying,
Edward:
:for the people who don't actually need it there's a significant percentage these folks who don't need the eviction ban protection they're just getting a free ride,
Edward:
:anyhow move it on three in the lighter side of things 3D printed homes we talked about that last episode.
Shelley:
:Like 3D technology amazes me because it's less than 10 years old for the common market right.
Edward:
:Pretty much I think.
Shelley:
:I mean like 7 to 5 to 7 years really to be out in the mainstream market.
Edward:
:And it's and it's accelerating because it's one of those things because it's in the mainstream market the idea of like,
Edward:
:that's not really crowdsourcing isn't the right word but essentially I can software we have open source it's kind of an open source technology where P end users are helping develop the technology so that manufacturers can build,
Edward:
:better versions and that someone at some point it was an end user of three 3D printing who looked at one that made little plastic widgets and went we should do that concrete,
Edward:
:so that's where we're getting 3D printed homes two or three consumers and three out of four Millennials would consume consider the cost Savings of a 3D printed home,
Edward:
:but 33 percent want to wait a bit and see how 3D homes change over time probably a good play.
Shelley:
:Yeah because I'm sure right now some of the problems is even if you can get the 3D printed home just like you and I watch a lot of really weird stuff on well,
Shelley:
:HGTV you know like container homes and 3D printed homes and some of this unique Technologies,
Shelley:
:other things aren't keeping up with it very well like insurance companies they don't have an actuarially to actuary table for,
Shelley:
:how long a 3D home will last because no one knows so they don't even know really how well to charge out for insurance and inspectors,
Shelley:
:I don't know that any of my inspectors know how to inspect a 3D home.
Edward:
:In container homes are essentially we really think about their just a variety of a trailer home but it's like we've gone out and looked at a couple locally and just kind of walk them just yet pure curiosity because.
Shelley:
:STI one understand the market.
Edward:
:It was interesting to see because the one we walk through it's like there were parts of it's like yeah this definitely feels like a shipping container and then they were part shows like this there were parts that felt like a normal for lack of better term a normal home then there were parts that flag in shipping container and then there were parts that felt like a spaceship.
Shelley:
:Yes.
Edward:
:I mean it really did.
Shelley:
:It kind of felt like,
Shelley:
:an odd version of like an RV or a camper or something like that but again when they have three days to technology and some of these other things I think people would latch onto them more,
Shelley:
:um adjacent Industries would go here's how you ensure the house like that here's how you do it in make it easier for people to get into these more affordable.
Edward:
:Well even built building.
Shelley:
:They're also like using some of these shipping containers lets you know.
Edward:
:But the thing is even something simple like tied in with insurance is the building codes and we know that building codes and inspectors are,
Edward:
:right on this and any every I've lived in several cities and states across the u.s. though I've never heard any City or like oh our building inspectors are Johnny on the spot.
Shelley:
:Yeah they're super I know it's like a slug in a snail having a raise or not a slug of a sloth and a snail having a race.
Edward:
:No offense I mean I know they're especially in this market they're super slammed but it's like these aren't the same inspectors as the inspector and two companies you pay to come look at your house these are inspectors that are just you know who uphold the building code which are very good because it helps people in theory it helps keep people safer.
Shelley:
:Well and let's face it with everything that's gone on this year sales are up 20% well they haven't hired 20% more inspectors,
Shelley:
:even foreign five years ago we were running into that with new construction it was taking six seven eight months to build a home when in reality we know it only takes three to four to build it but the other time was out there for,
Shelley:
:the inspections from hey we've got the electrical now we've got to wait for the inspector to come out and sign off on it because they're there just weren't enough employees then and now here we are in this huge boom it's slow down even more so we're not saying the inspectors themselves or a problem,
Shelley:
:my name is saving the county or the state or anybody,
Shelley:
:let's face it they don't have open-ended budgets and nor is it taxpayer do I want them to have an open-ended budget so anyway,
Shelley:
:let's move on to our next topic.
Edward:
:Yeah this is this is not kind of like this episodes of Downer.
Shelley:
:Episode is a bit of a downer because hey let's start with a headline.
Edward:
:We'll finish with the local flavor on bring it right back.
Shelley:
:That'll bring it right back up yeah so moving scams yay they're they're back with a vengeance and South Florida is a hotbed of activity.
Edward:
:Hot bed.
Shelley:
:Isn't that just swell,
Shelley:
:so one of the most exploited exploitive business models in America is booming again thanks to the exploding real estate market people want to get in on that action,
Shelley:
:the tireless Audacity Of some South Florida entrepreneurs I'm using that term,
Shelley:
:and the naivete of targets who don't realize they're being trapped until the moving truck moves away with everything they own is the problem,
Shelley:
:so South Florida is a hotbed of that because I'm guessing the age of our median Citizen and the vast amount of people who are moving down here,
Shelley:
:companies have no trucks and employee no labor but if yet figured out how to lower current consumers with professional-looking websites and Savvy phone people so some of them,
Shelley:
:aren't they have no one they're literally just going to scam you they hook their prey with lowball estimates and promise to handle all sorts of details from the move,
Shelley:
:then they Farm out the work to third party haulers who hike the prices up and drive away leaving the owners angry and frightened and unable to even reach those once friendly Brokers by phone text or email.
Edward:
:Quick interjection here go with a company like sudduth you can avoid this we've had a couple of the folks Bobby and,
Edward:
:Davina thank you my brain isn't flat there for a second and he.
Shelley:
:Be when our check and Davina Jones I'm.

:Very good for you all right so anyhow we had those folks in the podcast not too long ago but yeah use a reputable company that you can actually research and find out there.
Shelley:
:Yes in really do.
Edward:
:Do you have trucks.
Shelley:
:Intro maybe on-site if you can Anyway come complaints are setting records,
Shelley:
:and that's just sad consumers have been lodging complaints about movers at a record-setting pace this year,
Shelley:
:South Florida holds the distinction of being home to most of the state's moving Brokers a slice of the overall moving industry has replaced carriers as the focus of more consumer plate complaints,
Shelley:
:so far this year consumers have filed complaints with the Federal Motor Carrier safety administration against a hundred and eleven South Florida based movers I didn't even know we had that.
Edward:
:Well moving brokers.
Shelley:
:Moving Brokers not.
Edward:
:Right not movers moving broker.
Shelley:

:The Experience played out far differently than the Brokers said it would unknown companies the company consumer had no time to research show up to do the move they hire a broker think that's who's doing it and then this third party shows up,

:these movers are waiting until the truck is fully loaded and then tell the customer they have more items that was on was on the estimate and they demand payment on the spot for the additional weight load or items,
Shelley:
:facing deadlines to leave their former homes because many consumers pay up,
Shelley:
:week's go by without any delivery at all and neither the broker nor the hauler will return calls from the customer was just basically Frank to know where their stuff is being stored and when it will be delivered because,
Shelley:
:they have a place to sleep and stuff for the kids when the movers do show up they demand even more money for unseen expenses I'm doing air quotes for those you can't see me.
Edward:
:Which is everybody but me she's doing she's doing air quotes Trust.
Shelley:
:Finally much of what's delivered is broken or dirty or often even missing revealing that it had been tossed with no care into a storage unit sometimes boxes have been opened and items taken,
Shelley:
:the relief the customers feel upon getting their goods back gives way to disgust and sadness over how their items were treated,
Shelley:
:most customers have little option but to wait to be contacted and pay whatever the carrier's demand let's face it,
Shelley:
:if we were moving absolutely everything we owned we wouldn't have 30,000 dollars or whatever to replace every item of furniture clothing dishes Etc,
Shelley:
:now that's because the typical carriers bill of lading which Demands a customer signature prior to the truck driving away,
Shelley:
:also gives out company 21 to 30 days to deliver their loads and allows the company to add new charges for increased expenses so major note here,
Shelley:
:contracts are boring there's a lot of fine tight fine print,
Shelley:
:read it before you sign it now when they're standing right there in your driveway that's really awkward to do so tell the company hey I'm at one of those kind of people I'm going to read everything before I sign it so rather than having the guy stand there new driveway I need a copy of it before.

:Again if they don't send.

:Before they even show up to load in if they won't send it to you that's a good indication and if they get there and it's different than the one,
Shelley:
:you know like when the drivers get their hey I need to see that paperwork before you even start loading and I know none of us like to be confrontational but this is a major issue in the only thing you can do to protect yourself is to ask questions in Rita.

:Well and don't just go with the first option and like with anything else I mean just in this article alone 11 and 111 companies,

:we had complaints filed against him those hundred eleven options with complaints so that means there's more.

:Without is exactly right.

:So there's lots and lots of options to deal with.

:And maybe the guy who's telling you a price that's 10% lower than everybody else it's just so you can get your business and you're not really going to get your stuff he's just doing whatever it takes to get your money and you think you're getting a good deal and instead you're not.

:Yeah just honestly one of the things we do any major purchase we always look to,

:who are the top performing names the brands that are actually defining the industry get quotes from them first go there even if it's something above your budget but then at least you have some compare it to you know like,

:if anything else like Apple products tend to cost considerably more than their competitors,
Edward:
:sometimes they're worth it sometimes they're not but at least you know when you look at an Apple product you know this is kind of one of the this is kind of a one of the,
Edward:
:leading brands in the marketplace so I know I know the quality they offer I know what they offer it for someone's not going to offer an exact copy of an iPhone for 300 bucks.
Shelley:
:Exactly so educate yourself this year's real estate boom and labor shortage has overwhelmed the ability of the nation's largest and most reputable moving companies to meet demand they're booked up months in advance,
Shelley:
:many consumers fall back choices then become some of the mom-and-pop haulers and they're also book,
Shelley:
:and that's Force consumers to settle for the brokers who refused to stop booking moves and making delivery promises that they can't keep I mean right now,
Shelley:
:I don't even know if you can do it but putting a penalty in their you agree to have this delivered no later than Friday the blah blah blah and if you do for every day you're late it's going to be,
Shelley:
:you know 10% of the hall or something like that cat and mouse games many companies are trying to,
Shelley:
:prosecute or of Dodge prosecution by playing cat and mouse games so you know when a bunch of charges against them get built up at the Better Business Bureau then they just changed their company names and change the names of the officers on their company roster so that,
Shelley:
:hey this person sounds clean because you haven't seen anything but under their last company name they had 10 complaints don't the one before that they had 12 and.
Shelley:
:Back in a different industry way back in the day in Battle Creek when I lived there in Michigan,
Shelley:
:I was in a furniture store my family owned one and there was a local company that was a furniture store that would do the same thing about every three years that changed their name it was still the same owner,
Shelley:
:it is still so the exact same products but every time they got to the point where the State Attorney General is coming after them suddenly they would,
Shelley:
:have a 90-day going out of business sale and then reopen with a new name and literally didn't even move the furniture around on the showroom floor it was set up exactly that so it was a similar situation,
Shelley:
:when it sounds too good to be true,
Shelley:
:it is but success is our possible we don't want to leave this on a down note the Florida's attorney general this year announced resolutions to at least four cases,
Shelley:
:that were filed unfortunately back in 2018 against four different moving brokers,
Shelley:
:all of the cases together the owners were they were paying almost three million dollars in restitution to company or customers and in penalties,
Shelley:
:three of the companies were only barred from providing artificially low quotes and then charging more later once the furniture is on the truck,
Shelley:
:and only one of them whatever was so bad they were barred from ever,
Shelley:
:having future ownership operation or anything in a moving service again they're literally barred from the industry was so bad so there is some good news and there are reputable companies out there but like everything else.
Shelley:
:Even if you're in a hurry you've got a job transfer and you've got to move,
Shelley:
:take your time man you've got to take a few minutes and just carve out the time and I don't know watch one less episode of whatever you watch on TV.
Edward:
:Well and again kind of using our lives as examples is not really examples as they say.
Shelley:
:A dire warning.
Edward:
:Yeah no not no I'm thinking,

:the about when you moved out here right you were looking around and it was going to be very expensive because at the time it was middle of summer is peak season you didn't have a lot of time to get everything moved so we end up just renting a truck,
Edward:
:and on each end we just hired movers right I mean we just hired moving companies because here's the thing,
Edward:
:I used to work in Furniture as well and for kind of well over a decade the company that I ran in a few of our markets we actually used local moving and storage companies,
Edward:
:because if they're not moving things well they've got guys in trucks just sit around doing nothing so they would you know we would dedicate a couple guys and a couple trucks to our company,
Edward:
:to do the moving and then there was times we would just use them as a template / we would just hate send over these three guys and we'll just pay you through our or current existing Arrangement but hiring moving moving companies have people who need things to do,
Edward:
:there's also where you go to like labor staff yeah.
Shelley:
:You just have to in those cases you have to box everything up
Shelley:
:have everything ready and then they load up the truck for you but that's what we did I spent weeks boxing everything up and then the day of the move we literally like you said we heard for movers they came out they loaded everything on the truck,
Shelley:
:we waved at Colorado and drove away and when we got here we hired temp workers and they came in and unloaded everything and we had to assemble the beds and stuff we,
Shelley:
:you know it wasn't like your typical Moving Service that packages and boxes and loads and unpackage has and does everything aside from hanging your photos on the wall.
Edward:
:But for the total amount that we spent on moving on the renting the moving truck and renting some storage mini storage space for short-term it was nowhere near.
Shelley:
:It was even ten percent or the entire budget had been.
Edward:
:Exactly now next time we move is me moving company involved or is going to burn everything to the ground.
Shelley:
:Yeah I'm going to sell everything we own so I don't have to move anything.
Edward:
:Any rate but yeah so there's options there are options and so there is a little bit of a DIY doesn't mean you have to break your back putting stuff on and off the truck because that was the easiest part all we had to do well you have the hardest part packing everything up in the boxes and unpacking everything.
Shelley:
:With multiple story home that was the hard part.
Edward:
:That was that was the biggest part but once that happened we just had to hire some guys and supervise them you know and I helped carry some things but for the most part the big heavy step I let the young guys do that stuff.
Shelley:
